Landlord Services
Find tenant only comprises:
- Advertising the property on over multiple websites and portals
- Conducting viewings to find the perfect tenant
- Referencing which includes; ID checks, credit checks, employment/landlord checks
- Once the applicant has passed we secure a deposit and hold it in a government protected scheme. THE DPS
- A photographic inventory is taken (approx 1000+ images) inside/outside of the property
on a USB stick - Meter readings are taken and logged onto the check-in sheet
- The local council office is contacted and made aware of the new tenants details
- A photographic log is comprised of all outgoing keys to the new tenant
- A standing order is arranged for rent payments direct to you the landlord
- We then hand over all documents for you the landlord to continue with management
Landlord's Fees:
Introductory Service (find tenant only) - £495.00 + VAT (For further information please call - 01933 270 272)
Full Management - Initial set up fee £395.00 + VAT & then a monthly management fee (Our fee is typically 6%+VAT of the rental income)
* One off tenancy agreements for non-managed (walk-in) landlords - £50.00 + vat
Full management comprises:
- All that is provided in the find tenant only service is included in full management
- In addition we carry out inspections of the property four times a year
- The inspection reports are emailed to you and comprise 20-40 photos
- We provide an 24/7 emergency contact number so any issues are dealt with swiftly
- We carry out landlord rent payments each day of the week. No delays or waiting on rent
- Each month an invoice statement is posted/or emailed to you the landlord
